Riverside building & ADU permits
Recent permit activity, updated continuously.
Riverside anchors California's Inland Empire — the state with the most ADU-friendly statewide rules, where ADUs are ministerial and SB-9 lot splits apply. Riverside's permit export lacks ZIPs and coordinates, so Igni forward-geocodes each address to a ZIP via the US Census geocoder, then applies SB-9/SB-10 flags and typed ADU classification.
Igni is tracking 238 residential and building permits in Riverside, CA — including 2 classified accessory-dwelling-unit (ADU) filings. The most active ZIP is 92506. The most recent filing Igni tracked was Jul 31, 2026. All records come from City of Riverside open data (CSV), an official government open-data feed, and are refreshed continuously.

Housing law — California
California mandates ministerial (by-right) approval of accessory dwelling units statewide, with a 60-day decision deadline and one ADU plus one junior ADU allowed on most single-family lots; owner-occupancy is generally not required.
SB 9 allows by-right duplexes and urban lot splits on single-family lots, and newer transit-oriented upzoning (SB 79) phases in from 2026.
Riverside ADU rules
Riverside permits accessory dwelling units under California's ministerial, by-right framework — detached, attached, and conversion ADUs, plus a junior ADU — so a conforming application is approved without a hearing and within the state's 60-day deadline. A single-family lot can generally add one ADU plus one junior ADU; state law bars an owner-occupancy requirement for standard ADUs, while a junior ADU still requires the owner to live on the property.
Under the city's standards, a detached ADU is generally allowed up to 1,200 square feet, an attached ADU up to 50 percent of the primary dwelling's floor area, and a junior ADU up to 500 square feet within the existing home. Detached units carry reduced four-foot rear and side setbacks, and no additional off-street parking is required when an ADU or junior ADU is added to a single-family property. Every ADU must have its own exterior entrance, separate from the primary residence.
As a California city, Riverside also falls under SB-9, which can allow a lot split and additional units on many single-family parcels — expanding infill capacity beyond the ADU rules alone.
