Igni

How Igni works

Igni turns official building-permit records into fresh, filtered leads for contractors, ADU builders and real-estate professionals. You tell us the market and the permit signals you want; we set up a feed tuned to your criteria across 65 metros in 37 states; and new matching permits reach you — often within a day of the city publishing them. There's no self-serve checkout: access is set up by our team so your feed is verified for your area before it goes live.

Prefer to see it first? A Free plan sends a weekly digest so you can judge the quality before upgrading.

Getting started in four steps

  1. 1

    Tell us your target

Request access through the contact form and describe your market — the state or metro you work, and the permit signals you care about: owner-builder permits, ADUs and ADU types, permit types, a valuation range, ZIP codes, and SB-9 / SB-10 relevance in California.

  2. 2

    We set up your feed

We tune a saved filter rule to your criteria across 65 metros in 37 states and verify that we cover your area before turning the feed on.

  3. 3

    Receive fresh leads

New matching permits reach you within a day of the jurisdiction publishing them — an email digest (weekly on Free, daily from Starter, real-time on Team) plus a dashboard, with webhooks and API access on Pro and above.

  4. 4

    Act while it's fresh

Reach out to owner-builders and homeowners while the permit is still new, and export or integrate the data into your own workflow on the higher tiers.

What you can filter on

Your feed is a saved rule. Instead of a firehose of every permit, you receive only the records that match the criteria you set, on any combination of:

  • Jurisdictions and metros — the cities and states you work in, from our 65-metro coverage.
  • Permit type — residential, commercial or other.
  • Owner-builder — permits with no contractor on file, where a homeowner is acting as their own builder.
  • ADU — accessory dwelling units, including the ADU type where the record supports it.
  • Valuation range — a minimum and maximum project value.
  • ZIP codes — narrow to the specific areas you cover.
  • SB-9 / SB-10 relevance — California only, and informational: these flags help surface lot-split and transit-corridor opportunities, they are not a legal determination of eligibility.

How your leads arrive

Every plan includes a dashboard; the digest cadence and the API / webhook channels depend on your tier.
