The Live Local Act reshapes where housing can go

Housing law
In Florida, accessory dwelling units are regulated locally — state law (§163.31771) encourages but does not require cities and counties to allow them, so rules vary by jurisdiction and there is no statewide ADU mandate.
Florida has no statewide 'missing middle' zoning law; instead the Live Local Act (2023, amended 2024–2025) preempts local zoning to allow larger affordable multifamily projects on commercial, industrial and mixed-use land.
